Project Overview
For this residential property in the Riverdale neighborhood, we completed a full mechanical grinding and concrete floor refinement to transform a standard garage slab into a durable, clean, and professionally finished surface.
Garage floors in Toronto face harsh seasonal conditions – road salt, moisture, freeze-thaw cycles, and heavy vehicle traffic. This project required a solution that could withstand year-round stress while improving the overall look and performance of the space.
Existing Conditions
The original concrete slab showed common wear found in many garages:
- Surface dusting and light scaling
- Minor hairline cracking
- Discoloration from vehicle traffic
- Slight unevenness across the slab
Rather than covering the slab with coatings that may peel over time, the homeowner chose a mechanically refined concrete system designed to strengthen the slab itself.
Mechanical Grinding & Surface Profiling
We began with industrial diamond grinding to properly prepare and profile the surface. This step is critical for long-term performance and included:
- Removing weak surface layers
- Opening the concrete pores
- Leveling minor imperfections
- Creating a uniform mechanical profile
All grinding was performed with dust-controlled equipment to maintain a clean and safe working environment.
Cracks and control joints were cleaned and filled with a flexible repair material to prevent future deterioration.
Densification & Concrete Hardening
Once properly profiled, we applied a penetrating concrete densifier. This chemical treatment reacts within the slab to increase hardness and reduce surface dusting.
For garage environments in Toronto’s climate, densification significantly improves resistance to:
- Tire abrasion
- Salt exposure
- Minor impact damage
- Surface wear over time
The floor was then refined to a smooth, low-sheen finish ideal for garage functionality – clean, professional, and easy to maintain without being overly glossy.
